Our scope of services consists of :-
- Monitor residents, employees/contractors to keep premises common areas such as car parks, road shoulders, pedestrian walkways, staircases, etc in tidy condition, ensure employees/contractors regularly clean the common property such as drains, sumps apron slabs, gutters & common area's rubbish bins emptied as required, Premises also to be well maintained & shall in this context, to arrange repairs & maintenance for any damages.
- Manage employees/contractors in upkeep & maintaining landscape areas, as well as liaise with local authority such as cutting grass at fencing/external areas of premises boundaries.
- Obtain quotations for materials or services & engage contractors/employees for any task required.
- Educate Committee on compliance with relevant laws such as fire safety, local authority by-laws & any serious/persistent breach of by-laws/Government Laws.
- Arrange licensed security company & ensure all security functions are carried out in accordance with the law & premise requirements.
- Maintain/update full resident listings, vehicles, car park arrangements, premises entry & exit permit issuance.
- Issue invoices to all residents at beginning of the month for service charges, sinking funds according to their units & receive such payments from them. In the event of residents failure to pay for such service charges, the manager shall, by all mean to follow up with reminders, legal actions & proceedings until all payments are collected.
- Ensure premises insurance policies in force & give sufficient notice to Committee for the requirement to renew one (1) month before the expiry.
- Ensure proper records of Income & Expenditure, Audits, Accounts & all documented papers are maintained & updated daily for Committee's inspection.
- Deposit money in Management appointed bank for contribution & levies raised.
- Prepare necessary budgets & reports for monthly meetings, balance sheet, bank statement, reconciliation reports, full report of sinking funds, special accounts fund usage, Annual Budget, Annual Statement & Annual Reports.
- Pay utilities money to TNB, SAJ, Telekom & other relevant charges accordingly.
- Distribute notices of any meetings or agendas for residents.
- Generally deal with inward & outward correspondences of the premises regarding Management matters.
- Provide reasonable/necessary advise & assistance to the Committee & implement any lawful or legal decisions of Committee.
